Cheryl Birtles, Vice President, Client Services, oversees the Transition and New Development Teams. The Transition Team works to seamlessly onboard new clients, which includes working with outbound management, owner communication, and supporting community management teams across Seabreeze’s entire portfolio. The New Development Team establishes new clients from association inception and partners closely with the building and community management teams to streamline the direct sales process. Cheryl is also part of the Seabreeze Leadership Team.

Cheryl began her career in 2003 in accounting support and executive assistant roles, where she provided administrative and financial assistance to leadership while building a strong foundation in accounting operations. She later transitioned into new development, gaining hands-on experience in HOA budgeting, financial reporting, and accounting processes before moving into a management role, where she led a team responsible for onboarding new clients into accounting systems, including account setups and data migrations. She now oversees the New Development Accounting Team, ensuring timely and compliant financial setup for new communities while serving as a key liaison between development teams, accounting staff, and leadership. In addition, she successfully expanded the Transition Team from one to four members, strengthening onboarding capacity and execution.

Born in Pennsylvania and raised in Irvine, California, Cheryl spends her time volunteering and participating in numerous other activities in her San Clemente community, including beach walks with her dog.
